  • BEFORE YOU MOVE IN: 
    • Tenant holding deposit - one week rent: A non refundable deposit paid by a tenant in order to secure a property whilst the administration process takes place. If the let proceeds, this fee is refunded or offset towards the move in monies. 
    • Delapidations deposit - equivalent to 5 weeks of rental ammount paid at the start of a tenancy. At the end of the tenancy, it is dealt with in accordance with tenancy agreement.  
  • DURING YOUR TENANCY:
    • Changes to tenancy: a charge of sharer in a join tenancy or addind a new tenant - £50.00 (inc VAT)
    • Late payment of rent: a daily interest charge at a Bank of England's base rate plus 3% is applied if a rent payment is more than 14 days overdue
    • Lost key: a reasonable charge for a lost key(s). An evidance will be provided to demonstrate that the costs incurred by the agent/ landlord are reasonable

  • LET ONLY: 7.5% plus VAT

Providing a professional advice on current rental trends and seeking a maketable rent which ensures the best possible income versus choice of tenants ratio. Erect a To Let board, advertise on relevant portals and conduct viewings until a suitable Tenant is found. We administer the setting up of the tenancy and collect the first month’s rent and dilapidations deposit. 

  • RENT COLLECTION ONLY: 5% plus VAT

Collecting the rent from the Tenant throughout the tenancy and pursue non-payment of rent, providing regular statements.

  • FULL MANAGMENT: 10% plus VAT

In addition to Let Only and Rent Collect, hold keys to the property so that repair/maintenance can be organised as required.

 

  • LIST OF FEES:
    • Inventory: From £65.00 to £250.00 plus VAT, depending on the size of the property. We will prepare detailed inventory with photographs and have Gas and Electricity meters read.
    • Check-in and Check-out: From £85.00 to £125.00 plus VAT.
    • Tenancy Deposit Registration: £45.00 plus VAT. We will Register Tenants deposit under a designated deposit scheme (TDS) and issue a registration certificate.
    • Tenancy Agreement: £100.00 plus VAT is payable for each agreement granted. The fee shall also be payable on extension of any existing agreement.
    • Repair handling charge: 10% plus VAT repair handling charge (or £10.00 minimum handling charge) will be levied on the repair invoice.
    • Gas Safety Certificate: £85.00 plus VAT. Gas safety check organized annually and safety certificate issued.
    • Energy Performance Certificate: £85.00 plus VAT. Inspection organized every 10 years and certificate issued
